Project Description:
The Avid–Candlewood Suites in Mission, Texas is a four-story, dual-brand hotel development totaling approximately 52,000 square feet. Originally conceptualized as a traditional wood-framed structure, the project underwent a full structural conversion to cold-formed steel (CFS) — an upgrade driven by the pursuit of higher performance, long-term value, and construction efficiency.
KSI Steel partnered with architectural firm Key Palacios & León and structural engineering group Adtek Engineers to deliver a fully panelized, pre-engineered CFS system tailored to the specific needs of this hospitality asset. This collaboration enabled rapid coordination across architectural, structural, and MEP disciplines, accelerating design resolution while maintaining architectural intent.

Non-Combustible Rating: Unlike traditional wood systems, CFS provides a non-combustible structural shell, improving fire resistance and reducing life safety risk.
Insurance & Code Compliance Benefits: The non-combustible classification contributed to significant projected insurance premium reductions and code-based advantages, particularly in fire protection design.
Fire System Cost Reductions: The structure’s fire rating characteristics allowed for simplified fire suppression design, reducing the material demand for sprinkler systems and further optimizing MEP coordination.
Durability & Lifecycle Gains: CFS ensures superior dimensional stability, corrosion resistance, and seismic performance when compared to wood framing, supporting long-term asset resilience.
