Project description

The Lovett Townhomes project in Houston, Texas consists of five modern, three-story residential units designed for urban living. This development serves as a showcase for innovative construction practices, combining Cold-Formed Steel (CFS) framing with Structural Insulated Panels (SIPs) provided by ZS2 Technologies — resulting in a high-performance, hybrid building envelope.

As the lead structural and CFS detailing partner, KSI Steel played a key role in delivering a prefabricated system that seamlessly integrated CFS with ZS2's advanced SIP technology. The project required precise BIM coordination to ensure dimensional compatibility between the CFS superstructure and SIP enclosure panels — a process executed across multiple design and manufacturing teams.

Key Project Highlights:

  • Hybrid Structural System: The fusion of CFS framing with magnesium-based SIPs created a strong, energy-efficient shell with excellent fire resistance and thermal performance.

  • Prefabrication & Efficiency: The use of panelized construction significantly reduced onsite labor time and weather delays, contributing to a faster and cleaner build cycle.

  • Sustainability & Resilience: ZS2 SIP panels offer enhanced R-values and moisture resistance, while the non-combustible CFS framing improved fire performance and long-term durability.

  • Urban Density & Modern Design: The vertical layout and compact footprint maximized land use in a dense urban neighborhood without compromising on structural integrity or design flexibility.

This project stands as a model for how integrated prefab systems can elevate mid-density residential construction — delivering cost savings, schedule certainty, and environmental performance in one unified solution.
